Refund Policy

At Brown’s Home Inspections, we are committed to delivering thorough, high-quality inspections and customer service. Due to the nature of home inspections — which are professional services delivered at a specific time and location — we maintain the following refund policy:

1. Services Rendered Are Non-Refundable

Once an inspection has been completed and the inspection report has been delivered to the client, all fees are non-refundable. Our services are based on the inspector’s observations at the time of inspection and cannot guarantee future property conditions.

2. Cancellations and Rescheduling

Cancellation Notice: Clients may cancel or reschedule an inspection without penalty if notice is given at least 24 hours before the scheduled inspection time.

Late Cancellations: Cancellations made less than 24 hours before the scheduled inspection may be subject to a cancellation fee of $100 to cover administrative and scheduling costs.

No-Show Policy: If a client fails to appear at the scheduled inspection without prior notice, the full inspection fee is non-refundable.

3. Dissatisfaction with Services

If a client believes there was an error or significant oversight in the inspection:

​

• The client must notify Brown’s Home Inspections in writing within 48 hours of receiving the inspection report.

• We may, at our sole discretion, offer to reinspect specific areas of concern at no additional charge.

• Refunds or partial refunds may be considered only in cases where we determine a material error was made that significantly impacted the value of the inspection report.

4. Exceptions

No refunds will be issued due to:

• Findings that occur after the inspection date

• Disagreements over cosmetic issues, subjective opinions, or maintenance recommendations

• Client dissatisfaction with property condition (our job is to report, not to fix or alter the property)
